India’s datacenter sector has received a major boost as CtrlS Datacenters announced a strategic partnership with Canada Pension Plan Investment Board. The investment, valued at up to INR 7,000 crore, is aimed at accelerating the development of hyperscale and AI-ready datacenter infrastructure across India.
The CtrlS CPP Investments Datacenter Partnership underscores growing investor confidence in India’s rapidly expanding digital economy, which is being driven by cloud adoption, hyperscale deployments, artificial intelligence workloads, and increasing enterprise digitization.
CPP Investments Acquires Stake in CtrlS
As part of the agreement, CPP Investments will invest INR 4,000 crore (approximately C$588 million) to acquire an 8.2 percent stake in CtrlS Datacenters.
In addition to the equity investment, both organizations will establish a joint venture focused on developing hyperscale datacenter campuses across India. CPP Investments has committed up to INR 3,000 crore toward the venture and will hold a 48 percent stake, while CtrlS will retain 52 percent ownership.
The partnership is expected to support the development of large-scale digital infrastructure capable of addressing growing demand from hyperscalers, cloud providers, enterprises, and AI-driven applications.
Rising Demand for AI-Ready Datacenter Infrastructure
India’s datacenter market continues to witness strong momentum as organizations accelerate digital transformation initiatives and adopt advanced technologies.

Future facilities are expected to incorporate renewable energy integration, advanced energy management systems, modular construction approaches, waste-heat recovery, intelligent workload placement, and water reuse strategies.

Expanding Hyperscale and Edge Infrastructure Across India
A key component of CtrlS’ expansion strategy is the development of its upcoming datacenter park at Chandanvelly near Hyderabad. The facility is being designed as a multi-building hyperscale campus with AI-ready infrastructure, dedicated power systems, and high-density computing capabilities.
Alongside hyperscale projects, the company is expanding its edge datacenter footprint across emerging digital markets. Facilities in Patna and Lucknow are already operational, while new projects are being developed in Ahmedabad (GIFT City), Bhubaneswar, and Guwahati.
This balanced approach aims to support both large-scale cloud deployments and low-latency enterprise applications across India’s growing digital economy.
